This report uses the frozen official ADREC / DARI evidence for the period from 1 October 2025 through 18 September 2026. The sale-and-rent comparison uses the three available observation dates: October 2025, January 2026 and April 2026. The detailed rolling annual-rent series extends through July 2026 for the listed property types and layouts. Sale-price and annual-rent values in the comparison are official averages. The wider market price-per-area measure is a median AED per m², and the overall sale-price figure is a median sale price. These measures are retained in their reported form and are not converted into averages or combined into a yield calculation. All monetary values are AED.
